2209 N. Halsted
2209 N. Halsted is an 18,648-sf mixed-use development consisting of retail, apartments and below-grade parking in Chicago’s Lincoln Park neighborhood.Excavating the parking level of this development required digging below the foundations of neighboring buildings. Traditional soil-retention and underpinning methods would have risked damage to these vintage structures.
In a solution that was anything but boring, Skender Construction utilized jet grouting – one of the first times the technique had been used in Chicago residential construction. A mix of water, air and cement, injected at high pressure into holes bored beneath the neighboring buildings, strengthened the soil and kept the foundations intact throughout construction.
Even with the added challenge, Skender finished the jet-grouting job on time and on budget – without disrupting the neighbors.
